A complete किरायानामा in Hindi

In much of north and central India, owners and tenants prefer the rent agreement in Hindi, so that everyone who signs can read every clause. Finding a clean Hindi format is harder than it should be: most samples online are scanned images or English formats with a few Hindi words. This page opens the residential agreement in Hindi, so the whole document, from the parties to the witnesses, comes out in proper Hindi.

What the Hindi agreement contains

Filling it in

1. The form labels show in Hindi with English below them, so you know what each field is.
2. Names, addresses and the property description can be typed in Hindi with a Hindi keyboard, or left in English; both print correctly.
3. Set the start date and the number of months; the end date is worked out and printed in Hindi (for example 14 सितंबर 2027).
4. Choose the rules you want. Clauses you switch off disappear and the rest renumber.
5. List the items handed over, one per line, for the annexure, and add your own conditions in "आपकी अपनी शर्तें".

Printing and signing

Download the PDF and print it at actual size. If you are using physical stamp paper, choose the blank space at the top so the text starts below the printed stamp. Every owner, tenant and both witnesses sign at the end, and it helps if each page is initialled. The annexure is signed separately by both sides.

Registration and stamp duty

The rules are the same as for an English agreement. Under the Registration Act, 1908, a lease from year to year, for more than one year, or reserving a yearly rent must be registered, which is why 11-month agreements are common. Some states go further: Maharashtra requires leave and licence agreements to be registered whatever their term. Stamp duty is set by each state, so this tool doesn't calculate it. Check your state's registration and stamps department, or ask the stamp vendor or a lawyer.
