Rent receipts in one go, ready for your HRA claim
If you get house rent allowance (HRA) in your salary and live on rent, your employer's payroll team will usually ask for proof of the rent you pay before they reduce the tax they deduct each month. A signed rent receipt for each month is the most common proof, along with your rent agreement.
Writing twelve receipts by hand every March is tedious and easy to get wrong. This tool makes all of them at once: one receipt per month, each with its own number and date, the amount in figures and in words (in lakh and crore, the Indian way), the property address, how you paid, and a signature box for your landlord. Print them two or three to an A4 sheet with cut lines, get them signed, and you are done.
It's for salaried tenants, for landlords who want to give proper receipts, and for anyone who needs a simple record of rent paid. It doesn't calculate HRA exemption; it only makes the receipts.
How to use the rent receipt generator
- Rent details. Enter your name as the tenant, the landlord's name, the address of the house you rent, the monthly rent and how you pay it: cash, UPI, bank transfer or cheque.
- Landlord. Add the landlord's PAN if your annual rent is above ₹1,00,000 (see below). Their address and a signature image are optional.
- Period. Choose Several months and pick the range, for example April 2026 to March 2027 for the 2026-27 financial year. Or choose One receipt for a single month, with an optional cheque number or UPI reference.
- Receipt date and number. Date each receipt on the first or last day of its month, or a fixed day such as the 5th. Set the first receipt number, for example
RR-001, and the rest count up. - Layout. Pick 1, 2 or 3 receipts per A4 page, one of three designs and a colour. Tick the revenue stamp box if your employer wants space for a stamp.
- Download. Download the PDF, print it, or save the current page as a PNG to send on WhatsApp or email. Need a rent receipt format in Word or Excel? Those downloads hold the same receipts as an editable table, and the Excel file adds a summary sheet with the total rent for the period.
The landlord PAN rule
Employees claim HRA and other tax benefits from their employer through Form No. 124, which replaced Form 12BB under the Income-tax Rules, 2026. The Income Tax Department's FAQ on Form No. 124 says:
The PAN of the landlord must be furnished if the annual rent exceeds ₹1,00,000. Aadhaar is not mandatory unless specifically requested by the employer.
| Monthly rent (12 months) | Annual rent | Landlord PAN needed? |
|---|---|---|
| ₹8,000 | ₹96,000 | No |
| ₹8,500 | ₹1,02,000 | Yes |
| ₹15,000 | ₹1,80,000 | Yes |
| ₹25,000 | ₹3,00,000 | Yes |
The tool warns you when your rent crosses this level and the PAN box is empty. When you type a PAN, it checks the format (five letters, four digits, one letter) and tells you what kind of holder the fourth letter shows; an individual's PAN has P there. It can't confirm that the PAN is real or belongs to your landlord, so copy it carefully from their PAN card.
The same FAQ lists a copy of the rent agreement as the supporting document for an HRA claim. Many employers ask for receipts as well, so keep both ready.
Rent receipt format: what it should show
There is no government format for a rent receipt, but payroll teams look for the same few things. Every receipt from this tool includes them:
- The tenant's name and the landlord's name
- The address of the rented property
- The amount, in figures and in words, such as "₹15,000 (Rupees Fifteen Thousand Only)"
- The month the rent is for, with the exact dates, such as 01 Apr 2026 to 30 Apr 2026
- How the rent was paid
- A receipt number and date
- The landlord's signature, and their PAN when the rent is above ₹1,00,000 a year
Tips and common mistakes
- Get every receipt signed. An unsigned receipt is just a printout. If your landlord lives far away, upload a scan of their signature with their permission, or send them the PDF to sign and return.
- Match the receipts to the agreement. The rent, address and names should be the same as in your rent agreement. If the rent went up mid-year, make two sets: one range at the old rent and one at the new rent, with the receipt numbers continuing.
- Keep payment proof. If you pay by UPI or bank transfer, your statement shows the money going to the landlord, which backs up the receipts.
- Use the landlord's name exactly as on their PAN card. A mismatch between the name on the receipt and the PAN can lead to questions.
- Only real rent. Receipts must reflect rent you actually paid. Don't make receipts for a house you don't live in or for amounts you didn't pay.
- Mind the deadline. Check when your employer wants investment and rent proofs, and make the full April to March set before then.
Private by design
No phone number, email or login is asked for. The receipts are drawn in your browser and every file is made on your device. Nothing is uploaded, so your landlord's PAN and address stay with you. The form is remembered on this device so you can come back next month; the signature image is not stored.
Frequently asked questions
When does my employer need my landlord's PAN?
The Income Tax Department's FAQ on Form No. 124 (earlier Form 12BB) says the landlord's PAN must be given if the annual rent exceeds ₹1,00,000. So if you pay more than about ₹8,333 a month for the full year, your employer will ask for it. Aadhaar of the landlord is not mandatory unless your employer specifically asks.
What is Form No. 124?
It is the statement an employee gives the employer to claim HRA, LTA, home loan interest and other deductions while the employer works out TDS on salary. It replaced Form 12BB under the Income-tax Rules, 2026. It goes to your employer, on paper or electronically, and is not uploaded on the income tax portal.
Are rent receipts enough for an HRA claim?
Not always. The Income Tax Department's Form No. 124 FAQ lists a copy of the rent agreement as the supporting document for HRA, and many employers also ask for monthly rent receipts or bank statements showing the payments. Check your employer's proof-submission checklist and give them what it asks for.
Do I need a revenue stamp on a rent receipt?
Some employers ask for one and others do not. We couldn't confirm a single official rule that covers every case, so this tool only offers an optional box for the stamp. Ask your payroll team if they need it.
Should the landlord sign every receipt?
Yes. A rent receipt is the landlord's acknowledgement that they received the money, so it needs their signature. Print the receipts and have each one signed, or upload the landlord's signature image if they agree to that.
Can I make rent receipts if I pay rent by UPI or bank transfer?
Yes. Choose UPI, bank transfer or cheque under 'Paid by' and the receipt says so. Keep your bank or UPI statement too, because it shows the payments actually went to the landlord.
Can I make receipts for past months?
Yes. Pick any range of months, up to 36 at a time, for example April 2026 to March 2027. Each receipt gets its own number and is dated the first or last day of its month, or a day you choose.
Can I get the rent receipt format in Word or Excel?
Yes. Besides the PDF and PNG, you can download a Word (.docx) file with the same receipts as an editable table, or an Excel (.xlsx) file with the receipts and a summary sheet that totals the rent for the period. They open in Word, Excel, LibreOffice and Google Docs or Sheets. Your landlord still needs to sign the printed receipts.
