Two everyday reasons tenants ask for an NOC
Tenants in India often need a letter from their landlord for one of two things. The first is address proof: opening a bank account, updating an address, or applying for a service where the office accepts a letter from the owner along with other documents. The second is a utility connection, where the tenant wants a new electricity, water or piped gas connection in their own name, or wants the existing connection moved to their name. The format above opens with the address proof NOC; choose "Electricity / water connection" for the second.
What the landlord's NOC contains
- The owner: name, father's or husband's name, and home address if different from the rented property.
- The property: the full address, and whether the owner is the sole owner or a co-owner.
- The tenant: name, and the date from which they have lived there.
- The consent: no objection to the address being used as proof (optionally naming the purpose), or to the new or transferred connection.
- A protective line: the letter does not give the tenant any right of ownership; for utilities, the tenant pays the bills for the connection.
- The owner's signature and mobile number.
Before you rely on it
A landlord's NOC is a supporting letter. Banks, government offices and utility companies each decide which documents they accept, and many prefer a registered rent agreement or a bill in the applicant's name. Before visiting the office, read its list of accepted documents and carry the rent agreement and the owner's ID proof as well. If the office wants the NOC notarised or on stamp paper, ask a notary; requirements differ by state and office.
Example wording
| Field | Example |
|---|---|
| Owner | Ramesh Chand Gupta, son of Mohan Lal Gupta |
| Property | Flat 302, Sunrise Apartments, Jaipur |
| Tenant | Mr. Amit Saxena, tenant since 1 June 2025 |
| Purpose | Opening a bank account |
For landlords
- Give the NOC only to a tenant who actually lives in your property, and keep a copy.
- Use the same address format as on your property tax receipt or electricity bill.
- For a utility connection, check with the supplier whether they also need your consent on their own form.
The letter is made in your browser in English or Hindi, and nothing is uploaded. For a business using your property address for GST, use the NOC for GST registration instead.

Frequently asked questions
Is a landlord NOC accepted as address proof?
It depends on the office or bank. Many have a fixed list of accepted address proofs and may ask for a registered rent agreement, a utility bill or other documents. Check their list before relying on an NOC.
Does the NOC give the tenant any right in the property?
The letter states that it does not give the tenant any right of ownership in the property, which most owners want written down.
What about a new electricity connection?
Choose 'Electricity / water connection'. The letter covers a new connection in the tenant's name or the transfer of the existing one. Distribution companies have their own application forms and document lists, so check those too.
Who signs it?
The owner or co-owner of the property. Their mobile number can be added below the signature.
