दान पत्र: a gift deed written fully in Hindi

In much of north and central India, property papers are written in Hindi. Sub-registrar offices in Uttar Pradesh, Madhya Pradesh, Rajasthan, Bihar and nearby states handle Hindi deeds every day, and many families are more comfortable reading their own deed in Hindi. Filling it in for a family gift

1. Keep the donor's title deed in front of you. Copy the khasra or plot number, the area and the boundaries from it, and write how the donor got the property, such as a registered sale deed with its number and date.
2. Pick the relation from the list. The deed then says, for example, “दानग्रहीता, दानदाता के पुत्र हैं” or “दानदाता की पुत्री हैं”, with the right के or की.
3. If the donee is under 18, choose the minor option and enter the guardian. The deed says the gift is accepted through the guardian.
4. Choose whether possession is handed over today or on registration, and who pays the stamp duty.
5. Switch to “धनराशि” or “सोना, वाहन, शेयर” at the top if you are gifting money or jewellery instead of property. Everything you typed stays.

Before you go to the registry office

A gift of a house, flat or land has to be made by a registered deed signed by the donor and attested by at least two witnesses (section 123 of the Transfer of Property Act, 1882). Stamp duty and registration fees are fixed by each state, and the rates for gifts within the family differ from state to state. The amount isn't printed here; ask the sub-registrar's office or check your state's registration department website, then buy stamp paper or an e-stamp of that value.

Read the Hindi draft aloud with the family before signing. If any word is unfamiliar, compare it with the English version: switch the language at the top and the same clauses appear in English.
